Frequently Asked Questions

Who is the builder? Ridgeline Development, a local builder based in Carson City. All purchase contracts are written under LT Builders LLC. 


How many homes are in the community? The community consists of 92 homes total, including the four model homes. 


What is the initial deposit and is it refundable? $5,000 reservation deposit to Core Title. Buyers receive disclosures and must proceed to contract within 5-7 days. Not refundable after contract. 


What additional deposits are required? 50% of buyer selected upgrades (not required for spec homes) 


Are deposits refundable? No, not after a signed contract. They are refundable during the reservation period, which is when the buyer will receive and review HOA documents, warranty information, and all other disclosures. 


How are deposits applied? All deposits are credited toward the purchase price at closing.

What closing costs can a buyer expect? Transfer tax: Split equally; Title insurance: Seller pays owner’s policy; buyer pays lender’s policy; Escrow fees: Split equally; HOA setup fee: Under $400 (subject to change); recording, doc prep, notary, loan costs


Do you accept sale contingencies? Case-by-case.


Do you offer incentives? Undetermined 


Can prices change after I go under contract? Prices may increase or remain the same; historically they have not decreased. Final pricing depends on upgrades. Your base pricing and upgrades prices presented to you upon contract will not change. 


What happens if construction costs increase? If not under contract, pricing may increase. Once under contract, base price does not change 


Will there be access through Whitehawk or Red Leaf? At this time, no. Access will only be through the gated entrance off College Parkway. The gate separating Fairway from Red Leaf will not be operable. This is subject to change. The builder and developer will have no control over any changes to this and buyers must accept that it is a possibility that this gate could become accessible for homeowners in this phase. However, homeowners in Red Leaf will not have access through that gate.


When will Phase 2 (along Oak Ridge Drive) be released? There is no determined release date at this time. Current estimates suggest 2027–2028, but this is subject to change.


What type of foundation do the homes have? All homes are built on a ventilated raised-floor crawlspace foundation that includes proper drainage and a vapor barrier. Garages are on slabs.


Where are the furnace and water heater located? Both the furnace and water heater are located in a garage closet for easy access. 


What type of insulation is used? Exterior walls: R-21 batt; Ceilings: R-49 (mixed blown-in and batt); Floors: R-49 batt insulation


Are the exterior walls 2×6 construction? Yes.


What type of windows are included? Double-pane vinyl windows with Low-E glass.


Are fireplaces included? Yes. The standard fireplace is a 42-inch gas fireplace that includes a mantle and tile surround. Additional design upgrades are available.


How tall are the ceilings and doors? Ceilings: 10 feet throughout the home. Exterior doors: 8’ (unless framing prohibits). Interior doors: 6’8” standard, with an 8’ option


Can lots accommodate RV parking or RV garages? Some plans offer an RV-height garage option, which provides additional height but does not change the garage footprint. Standard RV garage height is 8’ with an option for small trailer/boat for 10’. Some plans may allow 12’, but this must be paid for and ordered prior to permit. Plan 2 does not offer this option. Side-yard RV parking is unlikely due to HOA restrictions. All RVs must be fully screened behind fencing, and on golf course lots, RVs may not be visible from the course. Final feasibility depends on the individual lot and site plan.


How large are the garages? Garage sizes range from approximately 759 sq. ft. to 913 sq. ft. Most plans offer three-car garages with a tandem bay. Only Plan 2 has a standard three-car bay.


Can buyers customize floor plans? No. Customization or structural changes are not permitted. Buyers may choose only from the standard features and upgrade options offered by the builder.


What type of warranty do the homes have? New construction warranties are governed by NRS Chapter 40. • 1-Year Warranty: Covers defects in materials and workmanship (paint, trim, doors, flooring, etc.). Systems & Appliances: Covered under manufacturer warranties. 10-Year Structural Warranty: Covers major structural defects (foundation, load-bearing walls, roof framing) that materially affect habitability.


Can I get my own home inspection? Absolutely—and it is highly recommended. The builder conducts third-party inspections, and the City performs inspections throughout construction. Buyers may hire their own licensed, bonded, and insured inspector at their own expense. Inspections may take place after the home is fully completed and cannot delay closing. Helpful Tip: Consider scheduling an inspection after living in the home for a short period to allow systems to operate and the home to settle. Applicable items may be submitted under your home warranty.


How do I submit a warranty claim? Warranty claims must be submitted directly through the builder in accordance with NRS Chapter 40. Claims must be submitted in writing. The builder must be given an opportunity to inspect and repair. Claims should not be submitted through the sales agent. Instructions are provided in your warranty booklet


What is the construction timeline? Under ideal conditions, construction averages approximately 8 months. Weather, materials, labor availability, and subcontractor scheduling may affect timelines.


Will I receive a construction schedule? A detailed construction schedule is not provided. Buyers will receive milestone updates throughout the build process.


Is there a builder walk-through and orientation? Yes. Prior to closing, buyers complete an on-site orientation with the superintendent. Attendance limited to legal owners and their representative, no additional family members allowed.


Who do I contact if I notice an issue before closing? If you notice something concerning, please notify us in writing right away. The superintendent is typically already aware of most visible construction conditions. It is common to see moisture or dampness prior to the home being fully dried in and watertight. Homes are built year-round and materials are treated to withstand weather. These conditions are generally normal and part of the building process rather than defects.


Can buyers visit the home during construction? No, not without a scheduled appointment and only when conditions allow. This is an active construction site. Unauthorized access is a violation of the purchase contract.


What are the HOA dues and what do they cover? HOA dues are currently estimated at $300 per quarter, subject to change. Buyers should review the HOA budget and Public Offering Statement.


Is this a gated community? Yes. The gate is automated and homeowners will be provided key fob access and an app. 


Are short-term rentals allowed? No. This is not only an HOA restriction, but also a restriction in certain areas of Carson City. It is up to the buyer to verify. 


What are the minimum lease terms? 30 days. Buyers should verify directly with the HOA and Carson City.


Who manages the HOA? Anchor Management https://anchor-management.net/


Are there architectural guidelines? Yes. HOA approval is required for exterior changes including pergolas, sheds, patio covers, flag poles, gazebos, exterior structures, and any changes affecting the home’s appearance.


Are there restrictions on pets? Pets are limited to domestic pets only. Buyers should verify restrictions directly with the HOA and Carson City. Chickens are not permitted.


What is included in the HOA? Gate operation and maintenance, Street maintenance, Snow removal on streets only (not sidewalks or driveways), Maintenance of common areas within the gate. Some landscaped areas are city-owned and not HOA-maintained.


Is the Silver Oak Golf Course public or private? It is a public course and is maintained by the golf course, not the HOA. The golf course, HOA, builder, and sales are separate entities.


Can homeowners access the golf course directly? Access is restricted and requires permission from the golf course.


Can I use my own golf cart? Yes, but it must be registered with the clubhouse and comply with golf course rules.


What happens if a golf ball hits my home? Golf ball damage is the homeowner’s responsibility. Neither the HOA nor the golf course is responsible.  The golf course does have rules in place. Golfers do agree that golf balls are the golfer's responsibility.  However sales agents and the golf course will not assist a homeowner and remedying any damage from a golf ball.


Could the golf course ever be developed? At this time, no. If use were ever changed, it is intended to remain open space. Buyers should confirm directly with Carson City and the golf course.


Who are the utility providers? Power: NV Energy; Gas: Southwest Gas
Water/Sewer: Carson City Utilities. Utilities must be transferred within two business days of closing.
Additional services:
• Trash/Recycling: Waste Management
• Cable/Internet/Phone: Charter or Spectrum; Internet: AT&T (phone, internet and cable services should be shopped by the buyer as there may be other companies available) 


Are there easements, drainage swales, or utility access areas on the lot? This varies by lot. Buyers are encouraged to walk the lot and confirm. Utility boxes cannot be relocated.


Are the ranges gas or electric? Is the dryer gas or electric? Cooktops and ranges are Gas. Dryer connections for both gas and electric


What refrigerator size should I purchase? Cabinetry fits a standard 36-inch refrigerator. Counter-depth is recommended.


How long will construction noise last after move-in? Construction is expected to continue for several years, potentially through 2029 or beyond.


When should I schedule movers? Do not schedule movers until the home has a Certificate of Occupancy and you have received a Clear to Close from your lender.


When can I order appliances or window coverings? Measurements may be taken after cabinet installation. Access is not allowed during active tile installation.


When should I bind my homeowner’s insurance? Typically within the last 45 days of escrow for financed buyers. Buyers should ensure the effective date matches closing.


Is flood insurance required? No, the property is not currently in a required flood zone, but designations may change.


When will the final walkthrough take place? Typically a few days prior to closing once the Certificate of Occupancy is issued. One to two weeks’ notice is provided. Only legal buyers may attend.


Is street parking allowed? Visitor use only. Not intended for daily homeowner parking.
